Rental properties move quickly. Know what you're interested in so you are ready to make a decision. Give your agent a wish list so he/she can show you the properties suited best for your needs. Do you need parking, an elevator, and/or a pet friendly building?
If you don't have much of a credit history or if you have poor credit, consider having a guarantor or co-signer in advance. The landlord will require a credit report, empire Realty Group, LLC charges $20 per applicant, but certain buildings require their own credit check and the costs vary.
Be prepared - Most landlords require one and a half months security deposit, the first month's rent, an additional deposit for pets (sometimes non-refundable). empire Realty Group, LLC is due a finder's fee only if you rent the apartment.
Visit the area you like at different times of the day: rush hour, school dismissals, and nightlife are all things to consider.
Once you find an apartment that appeals to you ask questions. Is it a pet friendly building? Are utilities or storage included? Is it central air, if not is the air conditioner included? Is parking included? Are other parking garages in the area? Is there a washer/dryer in the building? Are there move-in and move-out fees? How much is the security deposit? What kind of parking permits do I need?
